Who Should Hire an Unlicensed Designer?

As someone looking to save money building or renovating a custom home -- can an unlicensed drafter/designer save you money..? When should an unlicensed designer be chosen instead of a licensed one? Most contractors and architects offer free drafting and design services when they are awarded the full project commission, so when should you hire someone like REcreateCAD to design your project before you design your project?



1) Most states allow homeowners the freedom to be their own general contractor or to complete their own remodels

Most states allow property owners to take responsibility for the construction on their own property. This allows property owners to use plans drawn by anyone, including their selves, to pull any permits needed for the construction regardless of licensure status. This allows home owner's to DIY or subcontract jobs that they would normally need to hire a general contractor to complete in other states. Doing a project yourself is likely the best reason to hire an unlicensed designer. An unlicensed designer isn't going to try to upsell you an expensive design. They are going to draw what you request, and change it how you want it to be changed. No more, no less. We aren't going to tell you how a design "should" be. (Unless you request their opinion.) We're just going to draw what you want us to draw, so you can build it how you want it.


2) Options, options, options

General contractors or subcontractors are going to try their hardest to sell you on a design, and get you to sign the contract as quickly as possible. They will try to do as little design work as needed. On the other end of the spectrum, architects, interior, or building designers often take the role of design from you completely -- because design is their specialty -- and they want to sell you this chair, that they get 46% commission on. 3) REcreateCAD can try to work with your builder to lower project costs

If you have a specific contractor you plan to build with, REcreateCAD can reach out to them ahead of time to align our project format so the project is easily transitioned to them. We work closely with your contractor(s) to get them every drawing and dimension they need to build exactly what you want, exactly how you want it. This relationship hopefully helps when the quoting starts, and will help us decrease the time we need to complete projects by giving the contractors *ONLY* the drawings they want, and nothing more or less. If you are working with a general contractor on new construction, we will negotiate on your behalf for the builder to subtract the design costs from the total contract cost, as per industry usual: if we agree to take care of all revisions on your home plan until the project is completely built. We can offer your contractor any number of CAD formats including but not limited to, AutoCAD, Revit, SketchUp, or Rhino 3D, to integrate with their own software.


4) The quality of service is often comparable, while the cost is generally less

This is the part where both parties promise you the world, and neither live up to your expectations. I joke, tongue in cheek. The quality of my work can speak for itself while the competitiveness of my prices generally vary based on the region and the requirements of your state. Unlicensed people have to earn a client base through quality and quickness. We don't generally have the luxury of leaving poor quality work unpolished.


5) Licensed professionals are our primary customer

Of course, REcreateCAD draws residential and commercial construction documents for licensed professionals who are required to validate them before release. Licensed professionals such as architects, general contractors, engineers, and other licensed trades that need CAD drawings generally know exactly why they need our help before contacting us.



To break it down again, most self-employed drafters work mostly for licensed professionals and do these same design tasks behind the scenes. Most people use unlicensed designers when they plan to build the project themselves, or when they want to see more options before committing to a larger contract.
